Located in Dayton, Kentucky, along the banks of the Ohio River, this development transforms a severely sloping site with a narrow buildable footprint into a cohesive collection of 10 modern, connected single-family dwellings. The design embraces the site’s constraints, leveraging orientation, topography, and river views to shape a residential environment that is both efficient and expressive.

Each three-story home includes an integrated single-car garage, three bedrooms, three and a half baths, optional elevator space, exterior terraces, and a private roof deck oriented toward the river. Large window openings maximize daylight and views, while a material palette of dark gray modular brick along the streetside façade and horizontal wood lap siding along the river-facing elevations establishes a clear dialogue between urban edge and natural landscape.

Inside, open modern stairways connect each level, reinforcing vertical openness and spatial continuity. Significant structural coordination was required to address grade changes across the site, informing both building organization and construction strategy. Site improvements include new curb cuts, concrete retaining walls, integrated landscaping, and the dedication of a portion of the property for public use—strengthening connections to adjacent walking trails and reinforcing the project’s relationship to the riverfront and surrounding community.
